Quick Possession properties offer tremendous value and have so many advantages like a faster move in date and lower cost. Often the Builder of the home is looking for a quick sale on the pre-built home, but in exchange for the early move in date and lower cost home buyers have little to no "Options" available to them. You can't choose siding or roof color, you can't upgrade the windows, and you can't put in infloor heating. The electrician is already done so you can't do any custom wiring, although often you still get to choose your light fixtures. Buyer options include choice of colour, finishing materials & extras. Quick Possession vs Custom Build

The benefit to this purchase is often being able to choose your own lot & larger variety in the customizable options of your home. There are a few things to watch for, we recommend that that you check to see if the time line from the start of construction to finish is realistic and on-time. At times a home buyer may wish to perform their own due diligence when selecting a builder. this may include having a lawyer read through their Sale Paperwork, Conditions of the sale and performing Customer Review research on the builder. Again, buyers are seen to be at an advantage by using and working with a Realtor® in this style of sale as well. Real Estate fees are often offered to your buyer’s agent when we are part of the sale from the Moment you walk in through their sales office.
